Manufactured home deal...good or not so good....?

1998 Fleetwood 28x70, in really good condition, 3 bedroom, 3 bath, master bedroom is one whole end of the house with a bath on each side and a huge walkin closet in between, whirlpool garden tub, fireplace insert, central heat/air (unit included -- replaced 2 years ago), large living room and dining room. Applicances included -- washer/dryer, refrigerator, dishwasher, stove. asking price is $53,000. is that a good price for a manufactured home that old? they are asking that price since it is the pay off, but im not sure if they have borrowed against the home or if that is the actual payoff. i live in north mississippi if that helps.
